More than an office – good neighbours, great connections
The new year is already under way, but before we dive into 2026 projects and plans at full speed, it’s a good moment to take a step back and review what Tehnopol’s Real Estate Department achieved in 2025 – and what kind of foundation that created for the years ahead.
From a development perspective, progress continued on the promenade project between TalTech and Tehnopol. We received the design conditions from the city, and together with TalTech we are preparing a joint public procurement for the design work. This is a large and ambitious undertaking – a “mega project” – that will bring fresh energy both to the campus and to Mustamäe more broadly, and create new opportunities for leisure and recreation.



A long-term topic – but strategically one of the most important – was mapping the available capacity under the campus detailed plan. Today, two-thirds of the detailed plan’s total development volume remains undeveloped. We are open to different forms of cooperation, for example through the sale of building rights or joint developments. We are making preparations so that within a few years we can begin adding new development volumes to the campus. Our priority is to develop production and warehouse spaces.
In terms of the campus’s day-to-day operations, one of the most notable steps was successfully carrying out the cleaning services tender and changing the provider for the entire campus. A change of this scale doesn’t happen overnight – the work will continue in the new year – but the first signs are encouraging and the direction is right. For the next two years, the campus indoor and outdoor cleaning will be handled by Puhastusproff OÜ. From a campus perspective, we also can’t overlook community events – they’re one of the most direct ways a physical environment turns into a truly functioning collaboration network. Well-curated meetups, discussions, and networking opportunities help companies find the right contacts, partners, and service providers faster, share experiences, and learn from each other’s successes (and sometimes mistakes). This, in turn, builds trust and visibility within the campus, makes it easier to start collaborations, and supports company growth – whether through new customers, recruitment opportunities, knowledge exchange, or simply the feeling that you’re not facing your challenges alone. In 2025, we invited campus companies to play padel and table tennis; test their wits at a science competition; take on a ninja course at our summer day; and spend time with the youngest family members at the children’s Christmas party. Community events create the “glue” that keeps people and ideas moving and adds value that no office space alone can provide.



All in all, 2025 was a good year for the Real Estate Department: the team became more aligned and stronger, key decisions were made to move major developments forward, and on the systems side we laid the groundwork that the next steps will build on.
In 2026, we want to increase synergy between campus companies even further. Every company on campus can have a say here, helping us map out how they could collaborate more and support each other.
In addition, this year we plan to expand camera surveillance on the campus, improve access control systems and IT security, and continue modernising technical systems. Electric vehicle charging stations will also be added to the campus this year.
